How the Village is organized, and the everyday rules every resident meets.
Who runs what
Golden Rain Foundation (GRF)
Owns and operates the shared amenities: clubhouses, pools, golf, bus, security, library, Performing Arts Center. Funded by part of your monthly assessment.
Your Mutual
United Laguna Woods Mutual (co-operative manors), Third Laguna Hills Mutual (condominium manors) or Mutual Fifty (the Towers). Your Mutual sets manor rules, approves alterations and bills the rest of your assessment.
Village Management Services (VMS)
The management company that staffs Resident Services, Maintenance, Security, Transportation, Social Services and the other departments on behalf of GRF and the Mutuals.
City of Laguna Woods
The Village sits inside the City of Laguna Woods (incorporated 1999). City Hall handles city services outside the gates; Village departments handle everything inside.
Everyday essentials
Resident Portal
Account balance, statements, assessment payment by card, work orders and service requests online.
Gate access and guests
RFID decal ($25 per vehicle) lifts the gate arm for residents. Guests: register any time on dwellingLIVE, or call Gate Clearance.
Resident ID card
Required for clubhouses, pools, fitness centers and the bus. Issued at Resident Services.
Assessments
Your monthly payment covers your Mutual and GRF. Questions, autopay and statements: Financial Services.
Trash, recycling, parking, pets
Rules are set by your Mutual and vary by building. Your New Resident Orientation packet (Resident Services) has your schedule and parking map.
